The project is located in Binh Duong province, one of the 8 key economic zones in the South of Vietnam and a gateway for trading with Ho Chi Minh City. The design team approached the project while the rough construction was being carried out on a 300m2 plot of land. The client wanted the function of the building to be a shophouse. The biggest challenge for the design team was perhaps the unique characteristics of a residential and commercial combined building with complex traffic routes.

Firstly, we had to connect the client’s two separate transportation nodes together with a diagonal corridor. With designated color lines and sales zone areas, this traffic route becomes more cheerful with many epoxy color lines.

Secondly, the problem of the facade was addressed. When we could not change the existing frame with direct sunlight from the west and the need for display windows, a flexible double-layered door solution was chosen. The sliding aluminum layer outside creates an effective sunshade layer

The separation of the dynamic and static zones was clearer and a small garden area connecting the traffic space with a vegetable garden on the rooftop was a clever proposal based on the available structures.

Finally, cost was controlled through solutions such as using the main rough structure and technical systems to decorate the entire space. Display shelves were modularized to reduce production costs, and they were easily replaceable according to the needs of new products. Highlight displays in the lobby, pink tones for the staircase were also interesting features of the operating space.

Thứ hai, vấn đề về mặt tiền đã được giải quyết. Khi chúng tôi không thể thay đổi khung hiện tại bằng ánh sáng mặt trời trực tiếp từ phía Tây và nhu cầu về cửa sổ trưng bày, giải pháp cửa hai lớp linh hoạt đã được chọn. Lớp nhôm trượt bên ngoài tạo lớp che nắng kém hiệu quả

Sự tách biệt giữa các vùng động và tĩnh rõ ràng hơn và một khu vườn nhỏ kết nối không gian giao thông với vườn rau trên sân thượng là một đề xuất thông minh dựa trên kết cấu sẵn có.

Cuối cùng, chi phí được kiểm soát thông qua các giải pháp như sử dụng kết cấu thô chính và hệ thống kỹ thuật để trang trí toàn bộ không gian.

Các kệ trưng bày được mô-đun hóa để giảm chi phí sản xuất và có thể dễ dàng thay thế theo nhu cầu của sản phẩm mới. Điểm nhấn ở sảnh, tông màu hồng cho cầu thang cũng là nét thú vị của không gian điều hành.
